These Terms of Service govern access to and use of Lordaio, a property operations platform for landlords, property managers, team members, and residents. Please read them carefully. By creating an account, accepting an invitation, or using the platform, you agree to these Terms.
1. Introduction
Lordaio helps users organize property operations, including properties, units, tenants, leases, rent ledgers, maintenance, documents, communications, notifications, reports, and related workflows. The platform is currently preparing for private beta, and some features may continue to evolve.
2. Acceptance of Terms
By accessing or using Lordaio, you agree to follow these Terms and any policies referenced by them. If you use Lordaio on behalf of an organization, you represent that you have authority to bind that organization to these Terms.
3. Eligibility
You must be at least 18 years old and legally able to enter into these Terms. Lordaio is intended for property owners, property managers, authorized staff, professional advisors, invited tenants, and other authorized users.
4. Account Registration
Users must provide accurate account information and keep login credentials secure. You are responsible for activity that occurs under your account unless the activity results from a failure by Lordaio to use reasonable security measures. Notify us promptly if you believe your account has been compromised.
5. Organization Responsibilities
Organization owners and administrators are responsible for configuring organization settings, inviting appropriate users, assigning roles, removing access when needed, and ensuring that records entered into the platform are accurate and lawful. Organizations are responsible for how their authorized users handle tenant, lease, maintenance, financial, and document records.
6. User Responsibilities
Users are responsible for using Lordaio in a professional and lawful manner. Users should enter accurate information, respect the privacy of tenants and team members, avoid sharing credentials, and access only the records they are authorized to use.
7. Acceptable Use
You may use Lordaio only for legitimate property operations and related business activity. You agree not to misuse the platform, interfere with the service, attempt unauthorized access, or use the platform to store unlawful, harmful, or deceptive content.
8. Prohibited Activities
You may not reverse engineer the service, probe or test systems without authorization, bypass access controls, upload malware, send abusive communications, use the platform for fraud, infringe intellectual property rights, or use Lordaio in a way that violates applicable law or the rights of others.
9. Data Ownership
Organizations and users retain ownership of the property, tenant, lease, financial, maintenance, communication, document, and operational records they submit to Lordaio. You grant Lordaio permission to host, process, display, transmit, and back up that information as needed to provide and improve the service.
10. Intellectual Property
Lordaio, including its software, design, interface, branding, workflows, and documentation, is owned by Lordaio or its licensors. These Terms do not transfer ownership of the platform or its intellectual property to users. Users may not copy, resell, or commercially exploit the platform except as expressly allowed by Lordaio.
11. Subscription and Billing
During private beta, access may be provided without a paid subscription, under a trial, or under another beta arrangement communicated by Lordaio. Future subscription plans, pricing, billing terms, taxes, renewals, and cancellation rules may be introduced before general availability. If paid plans are introduced, applicable billing terms will be presented before charges are applied.
12. Payment Reporting Disclaimer
Lordaio records and manages payment-related information such as rent charges, tenant payment reports, manual payment records, payment reminders, allocation history, and ledger activity. Unless and until Lordaio is integrated with a supported payment processor, Lordaio does not process payments, hold customer funds, initiate bank transfers, store full card or bank account details, or guarantee settlement of any payment.
Owners and administrators remain responsible for verifying payments, reconciling accounts, complying with lease terms and law, and making accounting or tax decisions based on their own records and professional advice.
13. Third-Party Services
Lordaio relies on third-party providers to operate the platform. These may include Supabase for authentication, database, and storage infrastructure; Resend for transactional email delivery; hosting and infrastructure providers; and, in the future, supported payment providers. Use of third-party services may be subject to those providers' terms and privacy practices.
14. Availability of Service
We aim to provide a reliable platform, but access may be interrupted by maintenance, updates, infrastructure issues, provider outages, security events, or beta-stage changes. Some features may be modified, limited, or discontinued as Lordaio evolves.
15. Disclaimer of Warranties
Lordaio is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Lordaio disclaims warranties of merchantability, fitness for a particular purpose, non-infringement, uninterrupted availability, and error-free operation. Lordaio is an operational tool and is not a substitute for legal, tax, accounting, insurance, or professional advice.
16. Limitation of Liability
To the fullest extent permitted by law, Lordaio will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, business interruption, or damages arising from decisions made using platform records. Lordaio's total liability for claims relating to the service will be limited to the amount paid to Lordaio for the service during the twelve months before the claim, or one hundred dollars if no fees were paid.
17. Indemnification
You agree to defend and indemnify Lordaio from claims, damages, losses, liabilities, and expenses arising from your misuse of the platform, violation of these Terms, violation of law, infringement of third-party rights, or records and content submitted by you or your organization.
18. Termination
You may stop using Lordaio at any time. Lordaio may suspend or terminate access if a user violates these Terms, creates security risk, misuses the service, or if continued access would expose Lordaio or others to legal or operational risk. Certain records may be retained after termination where necessary for legal, accounting, audit, security, or operational reasons.
19. Changes to the Service
We may update, improve, limit, or remove features as the platform develops. We will try to provide reasonable notice when changes materially affect core workflows, but beta functionality may change more frequently as we prepare the platform for broader use.
20. Changes to the Terms
We may update these Terms from time to time. When changes are material, we will take reasonable steps to notify users, such as updating the date, posting a notice in the platform, or sending an email. Continued use of Lordaio after updated Terms become effective means you accept the updated Terms.
21. Governing Law
These Terms are governed by the laws of the jurisdiction where Lordaio is organized, without regard to conflict-of-law rules. Venue and dispute procedures may be further specified as Lordaio finalizes its commercial terms before general availability.
